During this critical phase (typically 2 weeks), your lawyer will conduct comprehensive legal checks, and I will arrange any necessary structural inspections or surveys to ensure the property is entirely secure, legally sound, and meets your expectations.
What happens after due diligence is successfully completed?
After due diligence, you sign a Private Purchase Contract (PPC) and provide a non-refundable deposit (usually 10%, minus any previously paid reservation fee). Concurrently, your lawyer finalises all pending documentation, and your mortgage bank conducts the final appraisal.
What steps are involved before closing the property?
Leading up to the closing, your bank finalises mortgage approval, your lawyer prepares the final deed of sale (Escritura Pública), and I coordinate the notary appointment for the official property transfer.
What should I expect on closing day?
On closing day, we meet at the notary to sign the title deed, you complete the final payment, and ownership officially transfers to your name. Immediately afterward, you receive the keys to your new home.
